The brief
The owner had tenants committed before the foundation was dug, which made the handover date the fixed point that everything else had to be planned around.
What made it difficult
Sequencing separate electrical metering, drainage and shopfront openings for four tenants while keeping the first-floor plate clear-span, so the office above could be fitted out to any layout.
How it finished
Shell completed nine months from mobilisation. Tenant fit-outs started two weeks after handover with no structural rework.
