We build houses, retail blocks and RCC structures across JP Nagar, Konanakunte and South Bangalore — on an itemised bill of quantities, six stage payments tied to completed work, and a weekly site report you can hold us to.
Most disputes on a building site come from not knowing what happens next, or what it costs. This is the whole sequence, in order, with the checks we run and the payment that follows.
Week 1 – 2 · 10% on mobilisation
Boundaries verified against the sale deed, soil bearing capacity established, and the building corners pegged out on the ground so you can walk the footprint before anything is dug.
Week 3 – 7 · 20% on plinth
Excavation to hard strata, PCC bed, isolated footings tied to the bar bending schedule, then columns raised to plinth level and the plinth beam cast to lock the frame together.
Week 8 – 18 · 30% across slabs
Floor by floor: columns, shuttering, beam and slab reinforcement, one continuous pour per slab, then a fourteen-day curing regime that is logged rather than assumed.
Week 16 – 26 · 15% on brickwork
Blockwork raised in lifts with lintels and sills cast in place, chases cut before plaster rather than after, and external plaster taken up in one working face to avoid joint lines.
Week 24 – 32 · 15% on services
Concealed electrical conduit, CPVC and drainage lines pressure-tested before they disappear, sunk slabs and terraces waterproofed and ponded, and every route photographed for your records.
Week 30 – 42 · 10% on handover
Flooring, joinery, painting and fixtures in a sequence that keeps finished surfaces protected, then a written snag list closed out room by room before keys change hands.
Take the whole build or any part of it. The contract changes; the site discipline does not.
